Lead is the oldest and most durable roofing material in use on British properties. Where Lead Is Used on Warwickshire Roofs
- Chimney flashings: the step flashing up the sides of the chimney and the cover flashing over the top. The most common single source of roof-related internal damp on Victorian properties.
- Valley liners: the waterproofing at the junction between two roof slopes. Lead valleys on period properties last 60 to 100 years; modern GRP valleys on estate properties are a cheaper but effective alternative.
- Parapet gutters: the concealed gutter running behind a parapet wall, common on Georgian and Regency properties in Leamington Spa and the older Warwick and Stratford town centres. Lead is the traditional and correct material.
- Dormer flashings: the cheek flashings on the vertical sides of a dormer window and the apron flashing at the base. Dormer cheek flashing failure is one of the most common single-source persistent leak calls we receive.

We use code 4 as the minimum for all chimney flashing work in Stratford and Warwickshire. Code 5 is specified for conservation area properties, parapet gutters, and any application on a listed building. Downgrading to code 3 on a chimney flashing saves £20 in materials and costs significantly more in premature replacement — we never do it.
How Lead Flashings Fail
Lead itself rarely fails through material degradation — code 4 lead in a correctly installed detail can last 80 or more years. The failure points are almost always the ancillary elements:
- Pointing failure: the mortar that holds the flashing into the chase cut in the brickwork erodes, allowing the flashing to drop away from the wall surface. Water then tracks behind the flashing rather than over it. Re-pointing the chase with appropriate mortar and re-dressing the flashing is a straightforward repair.
- Thermal fatigue: lead expands and contracts with temperature changes. On large flat areas without adequate expansion joints (rolls), this cycling causes fatigue cracks and eventually splits. The remedy is to re-dress the lead with correct roll spacing and adequate welted drips.
- Theft: unfortunately a real risk on unoccupied or poorly-observed Warwickshire properties, particularly on lead valley liners on large Victorian roofs.
The Warwickshire Conservation Requirement
For properties in Stratford's Old Town, Warwick's castle conservation area, Leamington's Regency spa quarter, and the designated conservation villages across the district, lead is not a preference — it is typically the only acceptable material for visible flashings and parapet work. Aluminium and modern composite flashings are not accepted on conservation applications by Stratford-on-Avon District Council or Warwick District Council conservation officers.
