GRP vs EPDM vs Felt for Stratford Flat Roofs

Published 2025-01-28 · By Stratford Roofing Experts · Stratford-upon-Avon

For Stratford flat roofs, GRP fibreglass lasts 25–30 years and is seamless; EPDM rubber lasts 20–25 years and suits winter installation; felt is the cheapest but shortest-lived at 10–15 years in the Avon Valley. GRP is our default recommendation because its impermeability handles the local riverside humidity best.

The three main flat roofing systems available for domestic extensions and garage roofs in Stratford-upon-Avon are GRP fibreglass, EPDM rubber and traditional felt. Each has different cost, performance and lifespan characteristics. This comparison is based on our experience installing and maintaining all three systems across Warwickshire.

GRP Fibreglass Flat Roofing

GRP (glass-reinforced polyester) is our default recommendation for all Stratford flat roof applications. It is installed as a liquid-applied system that cures to a seamless glass-fibre-reinforced surface with no joins. The seamless nature of the installation eliminates the primary failure mode of traditional felt systems — join and lap failures — and creates a surface that is fully impermeable, UV-stable and chemically resistant. Manufacturer guarantee: 25 years. Practical lifespan: 30+ years in Stratford conditions.

BS 6229 and single-ply/GRP manufacturer data both note that realised flat-roof life depends on correct falls and installation quality as much as the membrane material chosen.

EPDM Rubber Flat Roofing

EPDM is supplied as large factory-made sheets that are bonded to the roof deck with adhesive. The large sheet format minimises seam count, which is a significant advantage over felt. EPDM is highly flexible in cold temperatures — it remains pliable down to -45°C — which makes it particularly suitable for exposed locations. Manufacturer guarantee: 20 years. Slightly lower upfront cost than GRP for larger areas.

Traditional Felt

Three-layer torched-on bitumen felt is the traditional UK domestic flat roofing system. It costs less than GRP or EPDM at installation but has a significantly shorter service life in Warwickshire conditions. The Avon Valley humidity environment accelerates UV degradation of the top layer and the multiple lap joints in a felt roof represent ongoing potential failure points. Realistic service life: 10 to 15 years. We do not recommend felt for new Stratford flat roof installations.

Both are significantly superior to felt. We recommend GRP as the default for most Stratford flat roofs because the seamless installation provides the best long-term waterproofing performance and the 25-year guarantee provides the longest maintenance-free period. EPDM is preferable on larger area roofs where the cost difference is significant and on roofs with complex penetrations where the rubber system is more forgiving of small variations.

A correctly installed GRP roof carries a 25-year manufacturer guarantee and typically lasts 30+ years. Traditional felt in Stratford conditions typically lasts 10 to 15 years before requiring replacement. Over a 30-year period, felt is likely to require replacement twice, at a total cost that exceeds a single GRP installation.

EPDM can sometimes be installed over an existing felt surface if the deck beneath is sound and the felt is in adequate condition. We assess the deck condition before confirming whether overlay is appropriate or whether a full strip is required. Overlay is only suitable where the existing system is not heavily degraded or contaminated.

No. GRP is fully impermeable to moisture in all directions and is not affected by ambient humidity. The Avon Valley moisture environment is one of the reasons we recommend GRP over felt specifically for Stratford properties — the elevated humidity shortens felt service life but has no effect on GRP.
